The community wraps around the Blue Bay Golf & Beach Resort: championship golf, a genuinely good sandy beach with beach bar and dive school, tennis, restaurants, and a small commercial hub. Unlike pure vacation resorts, Blue Bay has a substantial permanent population — Dutch families, retirees, and professionals who commute the 15 minutes to town — which keeps it alive year-round rather than seasonal-ghost-town.

What you can buy

Villas from comfortable to spectacular ($450,000–$1,500,000), apartments and penthouses ($250,000–$600,000), and building lots within the estate ($100,000–$300,000) with architectural guidelines. The Hill, Blue Bay Beach, and the fairway-line sub-areas each have distinct characters — fairway villas sell the golf view, beach-proximity units rent the hardest.

Fees and what they buy

Expect estate/HOA charges of roughly $200–$500/month depending on property type, covering 24/7 gated security, road and common-area maintenance, and beach upkeep — with golf membership and resort amenities priced separately. The security point is not cosmetic: single-gate access with patrols is why lock-and-leave owners sleep well, and why insurance likes the address.

Rental potential

Blue Bay runs the island's most organized rental machine — on-site rental management, resort marketing, and a steady golf-tourism pipeline. Short-term rental is explicitly permitted through the resort's framework. A 3-bedroom villa realistically grosses $35,000–$65,000/year; apartments $18,000–$30,000. Returns are solid rather than spectacular after the resort's management cut — the trade is convenience: your rental runs itself from another hemisphere.

What nobody tells you

The 15-minute drive to Willemstad cuts both ways. You're close enough for schools, hospitals, and Sambil mall, but nothing except the resort's own restaurants is walkable — every errand is a car trip, and some residents eventually find the gate that keeps the world out also keeps a certain sameness in. Social life inside is easy (golf, beach bar, community events) but resort-flavored. If your fantasy is Caribbean life among locals, this isn't that.
